The §1031 TIC Exchange Workshop is an in-depth audio/visual presentation that incorporates and expands on the information presented on this Web site. Accredited for two credit hours of Continuing Legal Education (CLE), it has been judged by many to be the definitive source for timely education on the subject of §1031 Tenant In Common Exchanges. Although comprehensive, the Workshop was developed with the layman in mind and presents the subject matter in an easy to understand format.
It should be noted that TIC's are merely a financial planning tool that may be the perfect answer in one instance while judged to be totally unsuitable in another. The Workshop has been offered in this self-study format so that "attendees" can gain the in-depth knowledge they are looking for while specifically avoiding the "free chicken dinner" sales approach.
While there has been much misinformation circulated regarding TICs, the Workshop provides a well balanced presentation of both the advantages and disadvantages of a TIC investment. Also addressed are various issues surrounding the organizational structure of TIC offerings, such as "master lease versus management agreement", which can have a profound affect on the investment.
In other words, prospective investors will find that the Workshop provides a depth of information needed to make better investment decisions. CPAs and attorneys, in addition to potentially earning continuing education credits, will gain the understanding of tenant-in-common (TIC) investment structures needed to better advise their clients.
Of particular note is the 3rd segment which provides details on the Anatomy of a TIC Transaction. Investors have told us about their concerns as they go about investigating TIC's as a possible replacement property in their 1031 exchange. This segment addresses many of those concerns, including why the process might initially feel like a hustle. Much of the information provided, to the best of our knowledge, is largely unavailable from any other source.
Moderated by Lynnie Summers with The Center For Commercial Real Estate, the presenter is Steve Wennerstrom, a 25-year veteran of the commercial real estate industry and Registered Representative with Pacific West Securities, Inc.
